We primarily serve Hillsborough, Pasco, and Polk Counties — including Seffner, Tampa, Brandon, Plant City, Wesley Chapel, Zephyrhills, Lakeland, and surrounding communities. Not sure if you're in our service area? Give us a call and we'll let you know.
Yes. Otac Homes is a fully licensed general contractor in the state of Florida (License CGC#1540043) and carries comprehensive general liability and workers' compensation insurance. We're happy to provide copies of our license and insurance certificates upon request.
Yes. Our core focus is new residential home builds, but we also take on light commercial construction, tenant improvements, and office fit-outs. If you have a commercial project in mind, reach out and we'll let you know if it's a good fit.
The easiest way is to call us at 813.447.3543 or fill out the form on our contact page. We'll schedule a free initial consultation to discuss your project, timeline, and budget — no pressure, no commitment.
Process & Timeline
A typical new home build ranges from 8 to 14 months depending on size, complexity, and permitting timelines. Here's a rough breakdown:
Pre-construction (design, permits, site prep): 2–4 months
Insulation, drywall, and interior finish: 2–3 months
Final finishes, inspections, and closeout: 1–2 months
We'll give you a project-specific timeline before work begins.
Our process follows four clear phases:
Consultation — We learn about your vision, budget, and lot.
Proposal — You receive a detailed, itemized quote with no hidden fees.
Build — We manage every trade, permit, and inspection with weekly updates to you.
Delivery — We do a full walkthrough, complete the punch list, and hand over your keys.
As much or as little as you'd like. We provide regular progress updates and are always reachable by phone or email. Key decision points — like material selections, layout confirmations, and upgrade choices — will require your input. You're welcome to visit the site anytime with advance notice.
Changes during construction are handled through a change order process. We'll document the requested change, provide a revised cost and timeline impact, and get your written approval before proceeding. We never make changes without your sign-off, and we never surprise you with charges at the end.
Costs & Estimates
Every project is priced individually based on scope, square footage, materials, site conditions, and current market costs for labor and materials. We provide detailed, line-item proposals so you know exactly what you're paying for. New home builds in our area typically range from $150 to $250+ per square foot depending on finish level.
No. Transparent pricing is one of our core commitments. Our proposals include all known costs: materials, labor, subcontractors, permits, and our fee. The only additions that arise are owner-requested change orders or unforeseen site conditions (like hitting rock during excavation), which we always communicate immediately and in writing before proceeding.
Yes. Our initial consultation and preliminary estimate are completely free. For projects that require detailed architectural drawings or engineering before an accurate bid can be prepared, we'll discuss those costs upfront.
We use a draw schedule tied to construction milestones — you pay as work is completed, not all upfront. A typical structure includes a deposit at contract signing, then draws at foundation completion, framing, rough-in, drywall, and final completion. We'll walk you through the full schedule before you sign anything.
Permits & Compliance
We handle all permitting on your behalf. This includes pulling the building permit, scheduling required inspections, and ensuring every phase of construction passes county and city review before we move on. Permit costs are included in your project estimate.
Florida requires multiple inspections throughout the build process. Common inspection points include:
Footing and foundation
Slab or subfloor
Framing and roof sheathing
Rough-in electrical, plumbing, and HVAC
Insulation
Drywall (in some jurisdictions)
Final building inspection (certificate of occupancy)
We schedule and manage every inspection — you don't need to coordinate with the county.
Absolutely. All of our projects are built to meet or exceed the current Florida Building Code, including wind load requirements for the Tampa Bay area. We do not cut corners on code compliance — every structure we build is designed to stand up to Florida's weather and to hold its value for years to come.
Not necessarily. For some projects we can work from existing plans you already have. For custom new builds, we can refer you to trusted local architects and designers we've worked with, or help you select from pre-designed plan sets that can be customized. We'll guide you through whatever makes the most sense for your project.
Working With Us
Yes — like all general contractors, we use licensed subcontractors for specialty trades like electrical, plumbing, and HVAC. We have long-standing relationships with reliable subs in the Tampa Bay area and stand behind their work as if it were our own. You have one point of contact: us.
We stand behind our work. New home builds include a one-year workmanship warranty covering defects in materials and labor. Structural components carry longer coverage per Florida statute. Manufacturer warranties on appliances, windows, roofing, and other installed products are passed directly to you at closing.
In some cases, yes. If you've already purchased specific fixtures, appliances, or materials you'd like us to install, we can discuss incorporating them into the project. We'll need to review specs ahead of time to confirm compatibility and make sure the labor cost is reflected correctly in your estimate.
A few things our clients consistently point to:
We're reachable — real answers from real people, not voicemail runarounds
We price honestly and stick to the number we quote
We treat your home like we'd treat our own
We don't disappear after the check clears — we stand behind our work
We're not the biggest contractor in the area. But we're the one that shows up, communicates, and delivers.
